West Palm Beach Property Management Frequently Asked Questions:

How do you determine the rental rate? We will look at the most recently rented and for rent units in the area and compare them to your property. Once we determine the quality, age, finishes, size, etc of your home we will recommend a rental rate to you and if you agree we will market the property according.

Do I need to pay a reserve amount? No. We do not require reserve funds to be placed in our escrow.

How do I get my home rent ready? Some houses are ready to go and nothing needs to be done. In the case that there is some work that needs to be completed  we have contractors and vendors that can give you a price to get the home ready. We can coordinate obtaining prices for you with no mark up on our end.

Does My Area Realty market my home on the MLS? Yes we market your home on the MLS and various other websites. Most other property management companies do not because they try to rent the home themselves to a lesser qualified tenant to increase profits instead of splitting the leasing fee with another agent. We will place the home on the MLS to get maximum exposure because we find that better tenants work with other Realtors and better tenants tend to stay longer which reduces turnover and increases your ROI.

Do you provide monthly accounting? Yes. We will email you a monthly statement with your payment every month.

Do you provide year end account statements for my accountant? Yes we will issue a standard year end statement at the end of every year.

How long does it take to rent your my home? Some homes get rented within days of listings while others stay on the market for a few weeks. If the home is clean, presents well and is priced according to the comparable in the area then we can usually get a contract to lease within a few weeks.

How long do tenants typically stay at the house before they decide to move? Our leases are 12 months long and auto renew for another 12 months every year. Tenants typically stay at a home between two and three years.

My home is currently rented but my tenant is not paying, can you help? Yes we can try to negotiate with the tenant on your behalf or manage the eviction of your tenant. We work with several low cost eviction attorneys that can file for evictions on your behalf. After the eviction we can secure the property, get estimates on any damage done and start marketing the property accordingly.

What type of fees does My Area Realty charge? We only charge two fees: A tenant placement fee and a monthly percentage of rent paid. We have no lease renewals, no reserve requirements, no charges while vacant and no mark up on maintenance.

What type of units do you manage? We manage single family homes in West Palm Beach, Delray, Boynton Beach, Boca Raton, Wellington and other cities throughout Palm Beach County. We also manage multifamily apartment complexes and duplexes in Palm Beach County.

I live out of the Country can you manage my home in West Palm Beach? Yes, a large percentage of our clients reside outside of the United States. We can accommodate all your US transactions via email, direct deposits to your US account and video walkthroughs of your property. We have clients that live all of the World including South America, Canada, China, the Middle East and Africa.
