Rental Process in Palm Beach County

The Rental Process

If your a tenant deciding ro rent from our company or if you are a landlord who wants us to find you a qulified a tenant in Palm Beach County. Here is some information to let you know what we require so we can qualify a potential tenant.

1) log on to FloridasPropertyManagement.com and click the apply now button (on the top right corner). Each tenant over the age of 18 will have to submit an application and pay a $50 application fee. The fee will cover a tenant credit report, eviction report and a criminal report.

2) Eviction History- We have a zero tolerance policy on eviction reports. If you have been evicted or if a eviction has been started against you then we can not approve you. We constantly hear stories that "It wasn't me that was evicted", "I didn't know about it" or "That the eviction was issued in error". Unfortunately, we are not the judge and jury of a past eviction hearing or case. All we can do is verify the record or any official documentation.

3) Criminal History- We also have a strict criminal history polocy. We do not accept any potential tenant with a history of a violent criminal past. Furthermore, we do not accept any potential renter with a history of drug possession or intent to distribute.

4) Credit History- Depending on the tenant's credit score and credit history a potential tenant can be approved with additional security deposit.

5) Once a tenant has been approved, the tenant will have to pay a deposit and sign a lease. Because of the multiple calls we get for our properties we keep showing available homes until a potential tenant puts down a deposit and signs the lease. If an approved tenant does not sign the lease and tenders a deposit then the home may be rented to someone else.

6) The move in- On move in day the tenant must provide proof of utility turn on and pay the remainder of the balance due in money orders or cashiers check.

7) The move in video- Prior to taking occupancy My Area Realty will conduct a move in video to show the condition of the property prior to move in. We conduct this video so that both parties have an understanding on the properties condition so there are no discrepancies at move out.
