After how many homes should I hire a property manager?

I own 10 single family homes and 1 duplex. I was considering hiring a property manager and I wanted to know what the rates are and whats included in the services provided. I can manage it myself but I want to focus on other aspects of my businesses and I do not want to deal with tenant calls all night and on the weekend. Thank you.
