It depends on the charge, the severity and how long ago. A drug charge from 20 years ago is not as bad a drug charge for distribution last year. So you have to use your own common sense vs how bad you need to rent the property. It also depends on the type of property it is.

How many properties do you have now and how did you get there?

I always find it intersting to see how local investors got their start. Did they inherit it? Did they invest wisely, did they win the lotto? How did they get to where they got.

Worst tenant ever

I had a tenant that allowed debris and sh*t pile up in her house till it was about 2 feet deep throughout out the entire house. We eventually got her out and had took out 75 heft bags of garbage out of the house. Horrible!

What property management software is available for small to medium size investors?

What property management software is available to small and medium size investors? Looking for something low cost but effective. Would like to be able to collect rent online and something that spits out some decent looking spreadsheets.

I would say a few holes in the wall from domestic disputes would NOT be considered wear and tear.

My non paying tenant stopped paying rent in December, I posted a 3 day notice on the 15th. I know I should have posted it earlier but I felt bad and he told me he was gonna pay. Anyways I went to the court house around the 20th and a 5 day notice was finally posted on his door on the 5th of January....
